The 2026 Seed Vault: 25 Strains To Buy Before the Law Changes

You have until November 12, 2026. That’s it. That’s the whole window.

If you’re building a cannabis seed stockpile in 2026, you’re doing the smartest thing a grower can do right now. After that date, Section 781—signed into law on November 12, 2025—makes it federally illegal to sell or ship cannabis seeds across state lines. Every online seed bank in the country either shuts down interstate sales or risks federal charges. The catalog you can browse right now, the one with more than 3,500 strains from more than 70 breeders? Gone. Replaced by whatever your local licensed dispensary decides to carry, at prices that will make you wince.

I’m James Bean. I’ve run Seeds Here Now since 2010. I have a plant science degree from Oaksterdam. I’ve watched this industry grow from backroom conversations to legitimate commerce—and I’ve watched plenty of good things disappear when laws changed.

This one is serious. This one is real. And the growers who plan ahead are going to have a massive genetic advantage over everyone who waited.

This post is your action plan. Exactly 25 strains to stockpile, across five categories, with every link you need to grab them before the window closes.

Why Section 781 Changes Everything

Section 781 is a provision buried in the 2026 U.S. Agriculture Appropriations Bill. It redefines “hemp” to exclude viable seeds from cannabis plants exceeding 0.3% Total THC—which means virtually every high-THC cannabis seed on the market is now reclassified as a controlled substance for the purpose of interstate commerce.

What that means in plain English:

  • After November 12, 2026, selling or shipping cannabis seeds across state lines is a federal felony—via USPS, FedEx, UPS, or any other carrier.
  • Online seed banks shift to intrastate-only sales, or close entirely.
  • If you live in a prohibition state, your access to quality genetics disappears overnight.
  • If you live in a legal state, you’re limited to whatever your local licensed sellers stock—at dramatically higher prices.

How much higher? Experts expect price increases of 50%–200%. A budget 5-pack that costs $40 to $60 today becomes $80 to $120. Premium packs that run $80 to $120 now could hit $200 to $400 or more. Rare and landrace genetics—the stuff with limited production runs—could become essentially impossible to source.

You have about seven months. That’s seven months to build a seed vault that will carry your garden forward for years.

Here’s how to use that time.

How Long Do Cannabis Seeds Last?

Before we get to the 25 strains, let’s talk storage. Because “stockpiling” only makes sense if the seeds stay viable.

The answer is: a long time, if you do it right.

The rule is simple: cool, dark, and dry.

  • Temperature: 35°F to 50°F is ideal. A dedicated mini-fridge, a basement, or a cool closet all work. Avoid freezing unless you’re storing for decades and have properly dried the seeds.
  • Humidity: Keep it below 20% to 25% relative humidity. Use silica gel packets in your storage container.
  • Light: None. UV light degrades the embryo. Opaque containers only.
  • Container: Airtight. Vacuum-sealed mylar bags inside a glass jar is the gold standard.

Stored correctly, cannabis seeds can remain viable for 5 to 10 years. Some old-timers report good germination rates from 15-year-old seeds stored properly. The germination rate drops over time, but quality genetics stored well will still sprout and produce great plants years from now.

This is why stockpiling makes sense. These aren’t perishables—they’re biological insurance policies.

The 25 Strains To Buy Now

I picked these strains with three criteria in mind:

  • They represent the best of what’s available right now—genetics worth preserving.
  • They cover a range of grower needs: from beginner to advanced, indoor to outdoor, and from commercial to connoisseur.
  • They’re available at Seeds Here Now right now, today.

Let’s go.

Category 1: Top 5 Autoflowers

Autoflowers are the ultimate stockpile seeds. Fast cycle, discreet size, no light schedule required. If you’re building a vault, autos are the backbone.

1. Mephisto Genetics—Samsquanch OG (Auto)

Mephisto is the gold standard in craft autoflowers. Samsquanch OG is their workhorse: dense, gassy, resinous buds on a compact plant that finishes in 70 to 80 days from seed. OG Kush terps—earthy, piney, with a diesel finish—make this the kind of auto that doesn’t feel like a compromise. It feels like a full photoperiod in a smaller package.

Yield is generous for the size. Effects are heavy and relaxing. Germination is rock solid. This is the auto I recommend to growers who’ve been skeptical of autoflowers because the ones they tried before weren’t up to par. Shop Mephisto Genetics at SHN.

2. Humboldt Seed Company—Squirt (Auto)

Ten thousand plants. One keeper. That’s the story behind Squirt, HSC’s crown jewel autoflower and one of the first autos produced through that level of selection pressure. The result is a tropical citrus experience—grapefruit and melon—that holds its terp profile through drying and curing better than almost any auto I’ve run.

Beginner-friendly, forgiving of minor nutrient errors, and consistently uniform from seed to seed. This one earns its place in every serious vault. Grab Squirt Auto at SHN.

3. Fast Buds—Gorilla Cookies Auto

Fast Buds has cracked the code on high-production autos, and Gorilla Cookies is their statement piece. It comes out of a Gorilla Glue #4 x Thin Mint Cookies lineage—two strains with massive resin output—and the auto version delivers 25% to 28% THC with cookie-forward terps and trichome coverage that looks like it was frosted on.

Yield is exceptional for an auto: 500 to 600g/m² indoors under good light. Effects are potent and body-forward. This is a commercial grower’s auto dressed in craft genetics clothing. Shop Fast Buds seeds at SHN.

4. Humboldt Seed Company—Jelly Donutz (Auto)

If purple buds and dessert terps are your thing, Jelly Donutz Auto is the pick. This strain turns colors in cool temperatures—deep purples, almost black in some phenos—with a donut-and-grape terp profile that makes the final product as enjoyable to smell as it is to smoke.

The trichome coverage on the forum shots from Rollitup and ICMag genuinely looks fake. It is not fake. I’ve seen these plants in person. The glitter is real. Find Jelly Donutz Auto at SHN.

5. Mephisto Genetics—Beary White (Auto)

Beary White is Mephisto’s legendary White family auto—named for its extraordinary trichome production and the kind of resin output you usually only see in photoperiod White strains. The effect is cerebral and euphoric, then settles into a body-relaxing finish.

Beary White earns its vault spot on the yield-to-quality ratio alone. You’re not choosing between quantity and craft. You’re getting both. In a storage scenario where you want to grow out packs over several years, consistent high-quality autos like this one are the gift that keeps giving. Shop Mephisto Genetics autos at SHN.

Category 2: Top 5 Feminized Photoperiod Strains

Feminized photos are the bread and butter of indoor grows. These five represent the best of what’s available before the window closes.

6. Humboldt Seed Company—Blueberry Muffin (Fem)

If you’re only buying one pack before November, buy Blueberry Muffin. Sixth place at the Emerald Cup. A 45-day flower time that sounds impossible until you run it and it comes true. Blueberry and vanilla terps that make your entire grow space smell like a pastry shop.

This is the strain that built HSC’s reputation with casual growers, and it’s still the best introduction to what they do. Easy to grow, spectacular to smoke, and consistent enough that you can run multiple generations without surprises. Absolute vault essential. Grab Blueberry Muffin at SHN.

7. Ethos Genetics—Mandarin Cookies R2 (Fem)

Ethos Genetics, out of Colorado, built its reputation on the Cookies family, and Mandarin Cookies R2 is its masterpiece. Orange citrus terps layered over cookie sweetness, with THC in the 28% to 32% range and a trichome density that makes the calyx look like it was rolled in powdered sugar.

The R2 designation means this is a refined backcross—more stable and more consistent than the original. Ethos runs its breeding program like a laboratory. The results show up in phenotype uniformity. Shop Ethos Genetics at SHN.

8. Exotic Genetix—Kimbo Kush (Fem)

Exotic Genetix built a reputation on flavor, and Kimbo Kush is their signature statement. Sweet berry over a deep kush foundation, with heavy resin output and dense bud structure that makes it a favorite for extract artists as much as flower smokers.

The effect is classic indica-dominant: relaxing, body-focused, and persistent. This is what you grow when you want medicine that works. Exotic Genetix has been one of the most respected boutique breeders in the country for a decade—stockpile their genetics while you still can. Shop Exotic Genetix at SHN.

9. Cannarado Genetics—Grape Crinkle (Fem)

Cannarado does grape terps better than almost anyone in the game. Grape Crinkle is the proof—dense, dark-purple buds with a rich grape candy and earthy kush terp profile that hits you in the nose from across the room. The grow is manageable indoors with moderate training.

Effects lean relaxing without being sedating—a functional evening strain for people who want to unwind without passing out. Cannarado has won at the Emerald Cup and Cannabis Cup multiple times. Their genetics are vault-worthy by definition. Browse Cannarado Genetics at SHN.

10. Solfire Gardens—Bahama Mama (Fem)

Solfire Gardens operates out of Colorado and breeds with the kind of precision that makes other breeders nervous. Bahama Mama is their tropical flagship: bright citrus and tropical fruit terps over a sativa-dominant structure that stretches but rewards the training.

The effect is uplifting and creative—a daytime or early evening strain for people who want to stay functional. In a vault full of heavy indicas and dessert terps, Bahama Mama earns its spot as the strain you reach for on a sunny afternoon. Shop Solfire Gardens at SHN.

Category 3: Top 5 Regular Seeds for Breeders

Here’s where stockpiling gets strategic. Regular seeds—male and female—are what you breed with. If the law changes and your access to genetics dries up, a stash of quality regular seeds is a seed library that can sustain your garden indefinitely through selection, crossing, and preservation.

11. DJ Short—Blueberry (Reg)

This is the original. DJ Short’s Blueberry is one of the most influential cannabis strains ever developed—the genetics that launched a thousand blue-terp crosses. The original regular seeds from DJ Short represent something that cannot be replicated: decades of selection, a specific landrace foundation, and the kind of phenotypic variation that only comes from genetics that have never been feminized or stabilized into uniformity.

You grow these to find your keeper. Then you work that keeper into your own lines. This is how generational breeding works, and DJ Short’s Blueberry is one of the best starting points. Browse DJ Short seeds at SHN.

12. Bodhi Seeds—Snow Lotus (Reg)

Bodhi Seeds is a cult operation in the best sense of the word. Small runs, thoughtful crosses, genetics worked by a breeder who cares deeply about preservation and genetic diversity. Snow Lotus is their classic—a Blockhead x Afgooey cross that produces frosty, resinous plants with deep earthy and floral terps.

The reason to grab regular Snow Lotus seeds for a vault: the genetic variation. Every seed is a potential new direction. Bodhi’s regulars are the seeds that launched a thousand home breeding programs. Find Bodhi Seeds at SHN.

13. Top Dawg Seeds—Chem D (Reg)

Chemdawg genetics—the real ones, worked by Top Dawg Seeds—are among the most sought-after regular seeds in existence. Chem D’s lineage traces back to the original Chemdawg story: a bag of legendary mystery weed that launched decades of elite breeding. The fuel and chemical terps, the potency, the vigor—all present and accounted for.

These are breeder’s seeds. You’re not growing these to fill a jar. You’re growing them to find a pheno worth keeping and working into your own crosses. Top Dawg carries the lineage with integrity. Shop Top Dawg Seeds at SHN.

14. Katsu Seeds—Katsu Bubba Kush (Reg)

Katsu Bubba Kush is the clone-only strain that was finally released as regular seeds—a gift to the breeding community from one of the most respected Kush preservation projects in the country. The Bubba Kush lineage is deep, consistent, and immediately recognizable: earthy coffee and chocolate terps, stocky indica structure, and heavy relaxing effects.

For a preservation-focused vault, Katsu Bubba Kush regulars represent genetics that were nearly lost to the clone-only world. Now they can be worked, backcrossed, and passed forward. Browse Katsu Seeds at SHN.

15. Thug Pug Genetics—Garlic Breath (Reg)

Garlic Breath is one of the defining strains of the savory terp movement—the trend away from candy-sweet profiles toward garlicky, funky, fermented flavors that a certain type of cannabis connoisseur absolutely loses their mind over. Thug Pug Genetics developed this cross and has stewarded it into a legitimate classic.

Regular seeds from Thug Pug are the pathway to working those savory terps into your own genetics. In a post-781 world where breeder access dries up, having Garlic Breath regulars in your vault means you can keep developing in this direction independently. Find Thug Pug Genetics at SHN.

Category 4: Top 5 Rare / Landrace Genetics

These are the seeds you can’t replace. Once the distribution network shuts down, landrace and heritage genetics—already rare—become nearly impossible to source. Buy these first. Buy extras.

16. Ace Seeds—Panama (Reg)

Ace Seeds has done more than any other commercial seed company to preserve authentic landrace genetics. Their Panama line traces directly to original Colombian and Panamanian sativa landrace genetics—the kind of long-season sativas that were the foundation of the entire American cannabis market before the 1980s.

Growing Panama is a commitment. 90 to 110 day flower time. Tall plants. Patience required. But the reward—pure sativa effects, green tea and incense terps, a clear-headed high that lasts for hours—cannot be replicated by crossing modern strains. Shop Ace Seeds at SHN.

17. Indian Landrace Exchange—Kerala Gold (Reg)

The Indian Landrace Exchange exists specifically to collect, stabilize, and distribute authentic landrace genetics from the Indian subcontinent. Kerala Gold comes from the Kerala region of southern India—a long-season tropical sativa with spicy and floral terps and a functional, energetic effect profile.

These seeds come from collected landrace plants, grown by breeders working in the field. The genetic diversity within the pack is intentional—you’re getting a snapshot of a real population, not a stabilized F1. In a post-ban world, this kind of in-country-collected genetics will be irreplaceable. Browse Indian Landrace Exchange at SHN.

18. Hawaiian Budline—Maui Wowie (Reg)

Hawaiian Budline preserves authentic Hawaiian landrace genetics—the real Maui Wowie lineage, not the diluted mainland versions that have carried that name for the past 30 years. This is the tropical sativa that defined a generation of cannabis culture. Pineapple and citrus terps. Uplifting, euphoric effects. A plant that thrives in warm, humid conditions.

You cannot find authentic Hawaiian genetics at a dispensary. You cannot grow them from clones you get from a friend. These seeds—from breeders working with original Hawaiian stock—are the only pathway. Find Hawaiian Budline seeds at SHN.

19. Landrace Warden—Afghan Kush (Reg)

Landrace Warden’s mission is pure preservation: collect authentic landrace genetics before they disappear and make them available to growers who understand what they’re working with. Their Afghan Kush line traces back to original Hindu Kush-region genetics—the foundational indica that shaped the entire Kush family tree.

These are not flashy seeds. The plants are not particularly imposing. But the genetics inside are the root system of half the modern cannabis catalog. For a preservation-focused vault, Afghan Kush from a legitimate landrace preservation project is non-negotiable. Shop Landrace Warden at SHN.

20. Heart & Soil Seeds—Lamb’s Breath (Reg)

Lamb’s Breath—sometimes spelled Lamb’s Bread—is the legendary Jamaican sativa associated with Rastafarian spiritual practice and Bob Marley. Authentic seeds are rare. Most strains sold under that name are diluted with modern genetics. Finding the real thing used to be a pain in the ass. Heart & Soil Seeds fixed that.

Heart & Soil Seeds’ Lamb’s Breath line brings in pure Jamaican landrace genetics with 22% to 29% THC and a terp profile dominated by pinene and myrcene—energetic, euphoric, and spiritually uplifting in a way that isn’t marketing language. Jim Riddle, the breeder behind this line, has been publicly vocal about seed preservation in the lead-up to Section 781. He understands what’s at stake. Shop Heart & Soil Seeds at SHN.

Category 5: Top 5 Limited Edition and Exclusive Drops

These are the seeds that sell out. The limited runs. The breeder collabs. The strains that, once they’re gone, don’t come back. In a world where the distribution network shuts down, limited genetics become limited forever.

21. Compound Genetics—Jokerz #31 (Fem)

Compound Genetics has become one of the most talked-about breeders in the country by producing consistently elite, high-THC, terp-monster crosses that the market responds to instantly. Jokerz #31 is their White Runtz x Jet Fuel Gelato cross—a combination that produces candy fuel terps at 28% to 33% THC with bag appeal that wins competitions.

Limited runs. High demand. The kind of pack that sells out and doesn’t come back for months. If it’s in stock when you read this, that’s your signal. Shop Compound Genetics at SHN.

22. In House Genetics—Slurricane (Fem)

In House Genetics dropped Slurricane into the market and watched the cannabis world lose its collective mind. Do-Si-Dos x Purple Punch: two elite strains, one extraordinary result. Purple and grape terps. Dense, frosty buds. A body-heavy effect that made Slurricane one of the most searched strain names of the last five years.

These packs move fast and don’t always restock on the same schedule. If you want authentic In House Slurricane genetics in your vault, don’t wait for a better time. This is the better time. Find In House Genetics at SHN.

23. Capulator—MAC 1 (Fem)

MAC 1—Miracle Alien Cookies 1—is one of those strains that became a phenomenon. Capulator developed it from a legendary Alien Cookies x Starfighter backcross, and the result essentially defines what modern premium cannabis looks like: white trichomes, balanced hybrid effects, citrus and floral terps, and a genetic lineage that has launched a hundred crosses.

Capulator releases are limited. Full stop. These don’t sit in inventory. Shop Capulator genetics at SHN.

24. Exotic Genetix—Grease Monkey (Fem)

Grease Monkey—GG4 x Cookies and Cream—is the kind of strain that becomes a vault staple by force of popularity. Exotic Genetix created something growers keep coming back to: vanilla- and diesel-like terps, 25% to 28% THC, a heavy indica-dominant effect, and phenotype consistency that makes it a reliable producer run after run.

If you’re building a vault with commercial growing in mind—strains you’ll actually run for yield and sales, not just preservation—Grease Monkey earns a spot. Browse Exotic Genetix at SHN.

25. LIT Farms—Permanent Marker (Fem)

Permanent Marker took the market by storm and hasn’t let go. LIT Farms crossed Biscotti x Sherb BX x Jealousy to create a strain with marker-and-gas terps that are immediately distinctive—you smell it, and you know exactly what it is. Effects are potent and relaxing. The bag appeal is elite.

Permanent Marker won awards almost immediately after release. LIT Farms runs limited production. And after November 12, 2026, getting a pack like this shipped to your door becomes a federal crime. That’s not hyperbole—that’s the law. Shop LIT Farms at SHN.

The Storage Setup: Do It Once, Do It Right

You’re building a vault. Don’t store $2,000 worth of genetics in a zip-lock bag in your sock drawer.

Here’s the setup I use and recommend:

Step 1: Get a small dedicated refrigerator—a mini-fridge that stays between 35°F and 50°F. Set it and forget it.

Step 2: Place each pack in a small airtight glass jar. Include a 58% Boveda humidity pack or a silica gel packet with each jar.

Step 3: Label everything. Strain name, breeder, date purchased. Seeds look identical. You will not remember which pack is which in three years.

Step 4: Put the jars in an opaque bag or box inside the fridge. No light exposure.

Step 5: Don’t open the fridge repeatedly. Every time you expose the seeds to temperature fluctuation, you shorten their life.

Do this right, and everything on this list stays viable for at least 5 years. Some of these genetics—especially the stabilized landrace and regular seeds—will sprout a decade from now if you store them well.

That is the whole point. You’re not panic-buying. You’re future-proofing.

The Math Is Simple

Say you spend $1,500 building this vault. You grab ten packs at an average of $80 each. You store them properly. You run two packs a year over the next five years.

After November 12, 2026, the same ten packs—if you could even find them from an in-state licensed seller—would cost you $2,500 to $5,000. And that’s assuming your state has a licensed seller with decent genetics. Most won’t.

The math on stockpiling is not complicated. It’s the clearest financial decision a grower can make right now. Run the numbers, read the law, and then do what smart growers do—stock up before the window slams shut.

But only while the window is open.

The Clock Is Running

Seven months. November 12, 2026. That’s the deadline.

Section 781 is not a rumor. It’s not a maybe. It’s signed into law, and it changes the landscape of cannabis genetics access in this country permanently. Every grower who waits until December to start thinking about this is going to be kicking themselves. Don’t be that grower.

The growers who build their vaults now are the ones who will be growing elite genetics in 2028 and 2030. The ones who wait are the ones who will be explaining to their plants why they’re stuck with whatever the local dispensary decided to stock.

I’ve carried over 3,500 strains from more than 70 world-class breeders for more than 15 years. Every one of them is available right now, today, with our germination guarantee. When this window closes, I can’t promise it opens again.

Don’t wait. Build your vault.
